Interest Rates Rise

Does anyone else remember that rates were supposed to drop in 2024? Yeah, is that still happening?

The recent increase in mortgage rates marks the highest levels in over a month. This is apparently driven by factors including the lag in Freddie Mac’s weekly survey and bond market corrections. According to this article, “The silver lining is that rates are still more than a percent lower than they were at the most recent highs back in October.”

Meanwhile, the housing market shows mixed trends with a rise in new home and construction activity but a decline in existing home sales, and future rate movements remain heavily dependent on upcoming economic data and inflation trends. The end of that last sentence felt a bit ominous

50% of your net pay goes to needs: housing, food, transportation, basic utilities, insurance, and minimum loan payments
30% of your net pay goes to wants: monthly subscriptions, travel, entertainment, eating at a restaurant, brand new Nikes, etc
20% of your net pay goes to savings and debt repayments (think about having an emergency fund!)

No, not time capsules like the thing you put your favorite vinyl in when you were 12 and reopened when you were 30 (even though The Breakfast Club record was the best).

A recent report by Leaf Home and Morning Consult revealed that 55% of baby boomers intend to age in their current homes, yet less than 25% have plans to make aging-friendly renovations. This lack of updates is significant, as 73% of boomers have lived in their homes for over 11 years, and over half of these homes were built before 1980 without significant renovations

This situation poses a dual challenge: it creates potential safety issues for aging boomers and foretells a future housing crisis for millennials, who may inherit these under-maintained properties. Millennials, be prepared to inherit or buy a home with a landline (with a cord a mile long) still stuck into the wall in the kitchen.

Remain consistent with your work habits. I vividly remember the first client I worked with. I was so excited! I put my heart and soul into the transaction. 500 clients later, I still have the same passion, and the clients I helped today get the exact same time, energy, and level of dedication my very first client got.
It’s important to be available for your clients and realtors after regular work hours. Unfortunately, not everything happens between the hours of 8:00 AM and 5:00 PM. Does it really make a difference to be available when your clients need you outside work hours? Yes, absolutely it does.
I always strive to be transparent and honest with my clients, as well as very knowledgeable about products and guidelines. Clients will really feel confident with you if you have a strong command of the topics you’re discussing with them.
